Main Areas

Front Porch

Outfitted with rocking chairs and cocktail tables, the Front Porch is a soothing setting where guests can relax and watch (or visit with) the locals and other visitors passing by, while enjoying adult beverages and other refreshments. Located on the main street of the town, guests also have a front-row seat for the parades at Mardi Gras, July 4th, the Shrimp Festival, the Christmas Holiday festival, and others

Entrance Hall

Modern-day visitors and guests at the Federal Quarters step back into history upon entering the inviting Foyer with its hand-painted mural gracing the walls. To the right is a quaint half-bath with copper sink, and the entrance to the beautiful old-world Living Room is to the left.

Living Room

This Room is furnished with several period antiques, with seating for ten, and a thoroughly modern “fandelier” to provide remote controlled adjustable lighting and air circulation. Notice the “outside” window which is now inside between the Entrance Hall and the Living Room; although it cannot be seen in the photos, one of the original glass panes there is etched with the name “Margaret Clark” who was the daughter of the first inhabitant, Major Archibald Clark.

Dining Room

The formal Dining Room seats eight comfortably around an extra-wide table which accommodates not only the individual diners' place settings but also the serving platters and bowls for "family" style dining. (Guests may request the Provisioning Service, which eliminates the need to go grocery shopping immediately upon arrival. There is also a Chef Service available for a special meal, event, or dinner party, and a Bartender Service is available as well. (See the list of “Premium Amenities” for details).

Kitchen & Breakfast Nook

The Kitchen is fully equipped with a five-burner gas stovetop, microwave, and conventional oven, a large French-door refrigerator/crisper/freezer (and an additional chest freezer is located just outside the Kitchen), high-end appliances, utensils, and cookware. Rebecca Federal is a gourmet cook so the kitchen reflects her talents as well as her needs. There is a small Breakfast Nook seating four overlooking the large side yard

Library

Also upstairs is a small Library and sitting room, with a writing desk, chess set, and approximately 200 volumes on a wide variety of subjects. Additional volumes are found in the Winfield Scott Room.

Sunroom

Adjacent to the Dining Room is the Sunroom, which was once an outside porch but was enclosed in 2004 and is now a well-appointed sitting room with a small book collection. Interestingly, there is also a full bathroom, complete with clawfoot tub and enclosed toilet, immediately off the Sunroom, indicating that it was once a bedroom. (In the event additional sleeping space is needed, or if certain guests wish to avoid using the stairs to the upstairs Bedrooms, this room can be converted into a small bedroom for an extra guest or two).

Bedrooms

The sleeping quarters are all upstairs, accessed via a staircase in the foyer, another from the kitchen area, and a third from the outside rear balcony. There are three large bedrooms, known as the Aaron Burr Suite, the Winfield Scott Suite, and the Alexander Hamilton Suite which is the largest bedroom and has its own ensuite bath with enclosed toilet and bidet. Each bedroom has a large-screen "smart" TV so guests can access Netflix, HBO, Showtime, etc., using their personal accounts. The Scott and Burr rooms share a modern bath with an extra-deep jacuzzi tub and enclosed toilet. The Scott and Hamilton rooms share a small bar between them with a Keurig coffee maker, a sink, and small refrigerator. The Burr room has its own Keurig machine.


Guests should note that the Bedrooms are on the second floor, and there is no elevator available; accordingly, everyone in the guest party must be physically able to safely climb and descend stairs to reach their guest rooms. (As mentioned in the “Sunroom” description above, that room is located downstairs and, with advance notice, can be converted to a small bedroom for guests who wish to avoid climbing and/or descending stairs to the upstairs level.

Other Spaces

Game Closet

In the event of inclement weather, the Game Closet is outfitted with several classics such as Monopoly, Cribbage, Dominoes, Scrabble, and playing cards for Uno, Poker, Rummy, etc., for guests' enjoyment. Musicians will appreciate the guitar, ukulele, tambourine, harmonica, roll-up piano, and songbooks, too! (There’s even a kazoo for the non-musicians.)

The "Harry Potter Room"

This is a very special “hideaway” for youngsters, located directly beneath the rear stairwell (just as Harry Potter would want it) which leads to the Master Bedroom above. Children (especially grandchildren!) relish having a secret place to sneak away to enjoy reading another chapter of the famous and fabulously entertaining series, or to role-play, or to get on the internet (ugh!), or just to quietly nap

Mudroom

Located between the Kitchen and the Garage, the Mudroom contains storage cabinets with spare parts, hand tools, batteries, light bulbs, cleaning supplies, the on-demand hot water heater, as well as a Fire Extinguisher and First-Aid Kit. It also has a separate cleaning sink.

Laundry Room

There’s a separate Laundry Room off the Kitchen with top-of-the-line high-capacity washer and dryer. This room also houses a wine rack, and a wine and beverage cooler.

Garage and Parking Areas

There is a spacious Garage which provides indoor parking for two oversize vehicles as well as storage space for the bicycles, golf clubs, fishing equipment, backpacks, outdoor games, etc., all of which are available free for the use of guests. (See the list of “Complimentary Amenities”). The Garage is attached to the Mainhouse and allows access directly into the Mudroom and Kitchen. Plus, there is additional parking available onsite just outside the Garage for two or three more vehicles. And if an event is planned (subject to advance notice to and arrangements with the Proprietors) and a larger group is expected, there are many on-street public parking spaces available directly in front and on the side of the residence.

Outdoor Spaces

The Chicken Coop

We should also mention that there's a Chicken Coop and “she-shed” on-site in the rear yard complete with five laying hens which provide our guests with fresh eggs daily (well, almost every day, depending on their mood!). Rebecca will gather the eggs for you if you like!

The Balcony & Rear Porch

All three Bedrooms have access to the upstairs outside Balcony, furnished with wicker seating and overlooking the Outside Deck and 150-year-old Sago palms. Immediately below the balcony is a screened-in porch also furnished with wicker chairs and loveseat.

The Outside Decks

A new raised Deck was installed in 2019 to accommodate outside seating, dining, reading, sunning, etc., complete with a propane bar-b-que grill (or, as was done recently: a band plus 50 seats for spectators at a catered party!).

The Side Yard

There is a large manicured yard with two towering magnolias on the north side of the house, inside a surrounding white picket fence, which provides a lovely setting for weddings, receptions, dinner parties, and other events, or for a leisurely game of croquet, corn hole, or badminton. (Events are allowed onsite subject to advance notice and prior arrangements with the Proprietors).

The Apartment (Not included in the Rental Agreement)

A self-contained apartment is located on the opposite side of the Garage, totally separate from the Mainhouse; and, in order to be immediately available to their guests in the event there's ever any issue or to answer any questions, Keegan and Rebecca Federal occupy that apartment when the Mainhouse is leased to guests.
